In 2000, Todd Womack and Ryan Breneman began investing in residential real estate and personally managing their portfolio. Borne out of a desire to create a generational blessing for their children, they grew their real estate holdings to dozens of properties and launched a property management firm to manage their own portfolio. When local, like-minded investors expressed interest in their services, Generation Property Management (GPM) was born.

Over the years, Todd and Ryan built GPM by refusing to accept the status quo and by continually improving the experience of the property owners and tenants they serve. In the process, they have developed three core absolutes:


· Vacant properties eat valuable cash flow.

· Excellent service maximizes tenant retention.

· Tenant retention and expertly managed lease renewals maximize profits.


Generation was founded by investors for investors — the firm intimately understands the perspectives, preferences, and requirements of investors. GPM clients experience the firm’s culture of excellence, passion for outstanding customer service, and urgency needed to keep properties occupied, well-maintained, and profitable.

We don’t believe you should give part of your revenue to a company that doesn’t treat your properties like their own. That’s why we strive for 5-7 day turns, on average, and continue to push the limits of the rental rate market to make sure your investments perform over the long haul.

Todd Womack

President

Chattanooga-born and raised, Todd Womack brings a lifetime of personal, professional, and public service experience to his role as President of Generation Property Management.

The University of Tennessee at Chattanooga graduate began his career as a public relations specialist at Erlanger Medical Center and later served as the director of public relations and employee communications at Unum Corporation. From 2001-2005, Womack served as communications director for the City of Chattanooga under then-Mayor Bob Corker. Womack assisted Corker in attracting $2.1 billion of new investment to Chattanooga, forever transforming the city’s waterfront, improving local schools, and increasing the effectiveness of law enforcement.


Shortly after Mayor Corker was elected to represent the people of Tennessee in the U.S. Senate in 2006, Womack began splitting his time between Chattanooga and Washington, D.C., to serve as the Senator’s principal advisor. His roles included Chief of Staff and Staff Director for the Senate Foreign Relations Committee. It was at this time that Womack was involved in multiple economic development initiatives benefiting communities across the state, including the successful recruitment of Volkswagen’s North American manufacturing operation to Chattanooga.


Womack was selected to be a member of the inaugural class of Leadership Tennessee, a statewide leadership education program, and remains actively involved in the organization. He is the chair of the Hamilton County Schools Foundation and a Governor-appointed member of the Advisory Board of the University of Tennessee at Chattanooga. Womack is also an active member of the Executive Committee of the University of Chattanooga Foundation, the Board of Trustees of the Benwood Foundation, the Board of Trustees of the Hunter Museum, the Board of the Chattanooga Chamber of Commerce, and the Chattanooga Downtown Rotary Club. He is a Visiting Fellow at George Mason University’s National Security Institute at the Antonin Scalia Law School. 


In Addition to his responsibilities With Generation Property Management, Womack also serves As the President And CEO Of Bridge Public Affairs, A firm that specializes in assisting its national clients with their federal, state And local government relations needs. 


Womack has extensive real estate holdings in the southeast. He and his wife, Katie, live in Chattanooga along with their children Laura Kate, Rebekah, John, and Andrew.

Ryan Breneman

Ryan Breneman is a long-time Chattanooga resident who serves as the Chief Executive Officer of Generation Property Management.

Breneman graduated from the University of Tennessee at Chattanooga with a Bachelor of Science in Business Administration in 1998. He began his experience in real estate as a casual investor over two decades ago while working in medical device sales for several companies ranging from start-ups to Abbott, a Fortune 500 company. Breneman’s corporate experience allowed him to develop the skills to create and execute strategic plans, develop new markets, lead teams, analyze revenue growth, and forecast and model financial data.

During his tenure in corporate medical device sales, Breneman helped bring novel solutions to the market to increase market share — a concept he would later use to build a superior property management firm. As CEO, Breneman leads a team of professionals who manage real estate holdings across the southeast, especially in Chattanooga. He is responsible for tens of millions of dollars of real estate investment in southeast Tennessee.

Breneman understands the process of property management — from breaking ground to disposition — from working on a wide range of project types, including single-family, multi-family, build-to-rent, and commercial properties. He knows the southeast Tennessee property market extremely well and personally understands the needs and pain points of investors.

Ryan and his wife, Ginny, live in Chattanooga with their four children.
